Below we have compiled a list of commonly asked questions that will explain in detail what the New Home Rebate is, how it works, and why we are able to offer the program.

Do I have to sign an agreement to receive a rebate?

Yes. A Buyer's Brokerage Agreement is required by law in order to receive a rebate. The agreement provides protection to all parties by spelling out the terms of the rebate and the agency relationship in the transaction. There is no obligation to use our service – you can cancel anytime. If you choose not to purchase a home or want to work with another Real Estate Agency, you are free to stop using our service. But remember, if you want the New Home Rebate, you’ll need to stick with us – we can’t pay you unless we get paid.

What is a new home rebate?

As Real Estate Agents representing you in your new home purchase, we are paid a commission when you buy a new home. To thank you for using our service, we share a portion of our commission with you.

Will I receive actual CASH BACK?

The rebate will be made in the form of either a closing cost credit, applied towards option upgrades with the builder, or applied as a reduction to your sales price. However applied, Buildwick Realty will give 1.5% towards your new home purchase. The rebate must appear on the Settlement Statement and your sales contract. If the builder will not honor a reduction in sales price, a closing cost credit, or apply towards options, then Buildwick Realty will provide the rebate after closing.

Are rebates legal?

Absolutely. In Georgia, as well as 40 other states, Real Estate Rebates are allowed. According to The U.S. Department of Justice website (, the state of Georgia “Allows brokers to offer rebates to consumers”.

Who pays me my new home rebate?

The Rebate is paid by the Builder. We let the Builder know that we are sharing our commission with you and the percentage we are sharing. The Builder then pays our commission to us and your 1.5% rebate to you. If the builder will not honor a reduction in sales price, a closing cost credit, or apply towards options, then Buildwick Realty will provide the rebate after closing.

If I am already using another real estate agent/realtor, can I still get the new home rebate?

No, unfortunately you cannot. The only way to get the 1.5% rebate is using Buildwick Realty as your buyers agent.

Do you offer a rebate on resale homes?

No. Sorry at this current time we do not offer rebates for resales.

What areas do you offer your services in?

We can pay a rebate on any new home for sale in the State of Georgia where a commission of 3% is being offered to a buyer's agent.

Is there a minimum sales price to receive the rebate?

No, any price is accepted as long as there is 3% commission offered and it's a new construction home.

I already signed a contract with a builder, can I still get the new home rebate?

No, unfortunately you cannot. Once the Builder has a signed, legal agreement, there is no obligation for them to change the terms of the agreement in order to pay commissions to a Real Estate Agent/REALTOR®. On your first visit to the Builder’s model home/sales center, the Builder needs to be notified that Buildwick Realty is representing you.

Couldn't I just buy a new home without a real estate agent/realtor and ask the builder to pay me the full 3% commission?

No, unfortunately you cannot. Per the Georgia Real Estate rules, only licensed agent can legally be paid commissions in a Real Estate transaction. We are your key to unlocking additional savings through our New Home Rebate Program.

Why don't more real estate agencies offer rebates?

There a couple reasons. One, many agents that could offer the rebate do not because they are stuck in the old way of doing things. Another reason, many Real Estate Agencies simply cannot afford to. In the traditional Real Estate model, the Real Estate Agency is owned by a Broker/Owner with Real Estate Agents/REALTORS® working under them. They have high overhead due to retail office space, managers, operations staff, franchise fees, etc., etc. Any commissions earned are split between the Broker/Owner and the Real Estate Agents/REALTORS®. When a client does the search and visits the models themselves they are greatly reducing our time and resources. By helping us reduce our overhead, we are able to pass the savings on to you.

If you giving away part of your commission, are your services less?
